Booking

Dates reserved must be followed immediately by a completed booking form and deposit to secure the booking.  Failure to do this within 1 week may result in the dates being re-let.  No contract shall exist until a signed booking form and the appropriate payment have been received.  Written acknowledgement of booking will be given.  The contract shall be between the hirer who is defined as the person whose name the booking is made and the owner.

Deposit

For bookings made more than 2 months prior to arrival a deposit of 20% of the total rental (subject to a minimum  payment of £70) is payable on booking, the balance due 2 months before arrival.  A final invoice will be sent to you in good time.  If the balance is not paid by the due date, we reserve the right to cancel the reservation and the hirer will forfeit the deposit.  For bookings made less than 2 months before arrival, the full amount is payable at the time of booking.

Use of Property

The property hired from us is strictly on the basis that the accommodation is for holiday use only and that no right to remain in the property exists for the hirer or any person allowed in to the property by the hirer.

The hirer has the right to use and enjoy the property quietly for the agreed period.  The hirer agrees to keep the property and all furniture, fittings and effects in or on the property in the same state of repair and condition as they are in at the commencement of letting (reasonable wear and tear accepted) and shall replace any breakages with similar articles of equal value or pay the owners to do so. We reserve the right not to allow re-booking if the property has not been treated in an acceptable fashion.

The shorter garage is not included in the holiday let agreement and may be used by the owner during the duration of the holiday let. Access to the longer garage may be permitted to access garden furniture and storage or bikes etc but at holiday makers own risk. Please note the garage roof is constructed of asbestos, however, this has been inspected and found to be intact. The loft space in the bungalow also contains asbestos, again this has been inspected, however, the lofts are locked and must not be accessed during your stay.  

Except by prior arrangement, no more than the stated number of persons may occupy the property and the owner has the right to refuse to admit more than the number of persons the property has been booked for.  

The right of entry to the property at all reasonable times is reserved by the owner/key holder for the purpose of inspection or to carry out any repair deemed necessary to the property or equipment.

The property must be left clean and tidy at the end of the holiday or additional cleaning charges will apply.

Payment

Payment can be made by cheque or BACS payment.

Prices

The price of the accommodation includes the following:  Electricity, gas, hot water, central heating, cleaning after your stay and bed linen, tea towels, hand towels and bath mat (bath and beach towels are not provided).

Pets

Sorry, we do not allow pets at this property (except service dogs). If there is evidence of animals having been in the property after your stay you will be charged for deep cleaning of the property. We reserve the right to not allow re-booking if we have reports of animals in the property without permission.

Cancellation and Insurance

By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your holiday or have to curtail your stay and the booking cannot be re-let, you are still liable to pay for the holiday in full (less any saved expenses such as cleaning), even if we have not yet received your balance.

If we do succeed in re-letting the booking, you will no longer be liable for the balance payment, or we will refund it to you if you have already paid it, less the deposit which will cover administration costs.

Please note that your deposit is not refundable under any circumstances. We would recommend that you take out cancellation insurance to cover this cost.

Non-Availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation.  If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability does not extend beyond this refund.

Arrival

Your accommodation will be available to you from 2pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as our cleaners will be busy preparing your rooms.  2 sets if keys are provided for hirers use,  a charge will be applied to any lost keys for either replacement keys or change of locks depending upon circumstances.

Late arrival procedure

Access is via a key safe so arrive can be at any time, however, this is a residential area so please be considerate to our neighbours if arrival is late.

Departure

Please be ready to leave the accommodation by 11am on the day of departure, unless otherwise arranged. 

Damages and Breakages

Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages (ie a broken glass), but we will charge for more expensive replacement or repairs.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.

Fire Safety and Health and Safety

We operate a no smoking policy at Seaspray this includes the bungalow, garages and garden areas.  Due to the bungalow being of wooden construction we also ask that no candles are used.  Any candles in the property are purely for decoration purposes.  Torches are provided should there be a power cut.  Please do not overload electric sockets as this is a fire risk. If there is evidence of smoking at the property after your stay you will be charged for deep cleaning of the property.
